The short version: Sleeping Value is a planning tool for hotel owners. It gives you an estimate of value and ideas to improve it. It is not an appraisal, and we are not brokers. You decide what to do, and you are responsible for your own decisions.

What Sleeping Value is

Sleeping Value helps owners of hotels in the United States think about what their hotel is worth. You tell it about your hotel and its numbers. It works out an estimated value range from your profit, shows how a buyer would adjust that profit, shows what some changes could add, and writes a plan and a checklist for getting ready to sell. It is a planning and writing service.

What it is not

Sleeping Value is not an appraisal, a broker price opinion or a fairness opinion, and nothing here is a statement of what your hotel will sell for. We are not real estate brokers, appraisers, lenders, accountants, lawyers or financial advisers. We do not list, market, buy or sell hotels, we do not represent buyers or sellers, and we take no commission. Nothing on this site is legal, tax, financial, investment or real estate advice. Before you list, sell, buy, borrow or renovate, talk to a licensed hotel appraiser or broker and to your accountant and attorney.

Estimates and AI-written content

The value range is an estimate made by a program from the numbers you type and standard assumptions that we choose, including a range of yields (cap rates) for each kind of hotel. Those assumptions are not a survey of recent sales and may not fit your market, your brand or the day you sell. If the numbers you type are wrong, the estimate will be wrong. The advice in the report is written by AI, and AI can make mistakes. We do not guarantee any value, price, profit or result.

Using the site

  • Use Sleeping Value for a hotel you own or run, or for someone who has asked you to help them.
  • Give accurate information. Do not use it to make false statements to a buyer, lender or anyone else, or for anything unlawful.
  • Do not try to bypass payment, overload the site or interfere with how it works.

Your content

You keep ownership of what you type and of the report you receive. You give us permission to process your answers, including by sending them to our AI service provider, only as needed to provide the service. See our Privacy page for how it is handled.

Pricing and payment

Seeing your value range is free. The full report is a one-time payment, and the price is shown before you pay. After you pay, you can change your answers and make the report again up to three times, and each new report replaces the one before it. A SHORE AI eGift code can pay all or part of the price. Payments are processed by Stripe.

Keeping your report

After you unlock your report, we hold it behind a private link for 30 days, for your convenience. Then it is permanently deleted and we do not keep it. Please save a copy or a PDF if you want to keep it longer. Anyone who has your link can read your report, so please keep it private.

Refunds

If you are charged and your report does not unlock, or something breaks, email us and we will fix it or refund you. Because you can see your value range before you pay and your report is delivered right away, other payments are not refundable except where the law requires it.

No warranties

Sleeping Value is provided "as is" and "as available". We do not promise that it will be uninterrupted or error free, or that it will meet your needs.

Limit of our liability

To the fullest extent the law allows, SHORE AI LLC is not liable for indirect, incidental or consequential damages, or for lost sales, profits, buyers or opportunities, or for a hotel sold or kept at a price different from the estimate, arising from your use of the site. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Some places do not allow certain limits, so parts of this may not apply to you.

Changes and ending

We may change the site or these terms, and we will update the date above. We may suspend access for misuse. Continuing to use the site after a change means you accept it.

Governing law

These terms are governed by the laws of the State of California. Disputes will be handled in the state or federal courts located in Los Angeles County, California, unless the law gives you the right to go elsewhere.
